The first step will be the promissory contract, which is a legally binding contract confirming the deal at the agreed price. A 10% deposit needs to be paid, which is usually done by international bank transfer. This contract details the property, the price and describes how the deposit and balance of payment must be paid. It states that should a buyer drop out of the sale, the deposit will be lost, should the seller drop out of the sale, double the deposit is paid back .

The second and final step is the "escritura", The Deed of Sale, at the Notary office for the new owners, after all the paperwork has been completed and the payment of the complete amount has been proceeded. You will sign the papers at the escritura or you will attend the escritura and our agent will translate.

For this Deed of Sale you'll need following items:

• A valid Passport or Identification Card
• The resident registration; with the promissory contract   you'll get this easily at the townhall on the adress of your new property
• Portuguese Fiscal Numbers; you'll pick them up at the fiscal office at the townhall after your registration of residence
• A bankaccount in Euro currency

All costs of the buying process carries the buyer, as there are:

• property tax,   IMT   (Imposto Municipal de Transmissões onores de Imóveis)
• notary & escritura fee
• property registration fee
• miscellaneous

average of all those costs won't be more than 500 Euros.

Informationen zum Kauf eines Hauses oder Grundstücks in Portugal

Der erste Schritt ist ein bindender Vorvertrag, der den Kauf zum vereinbarten Preis bestätigt. Eine Vorauszahlung von 10% des Kaufpreises wird geleistet, die normalerweise per internationalem Banktransfer durchgeführt wird. Dieser Vertrag spezifiziert das Grundstück, den Preis und beschreibt, wie die Vorauszahlung und der spätere Ausgleich der Zahlung geleistet werden muss. Er setzt fest, dass bei Ausstieg des Käufers aus dem Geschäft die Vorauszahlung für ihn verloren ist. Sollte dagegen der Verkäufer vorzeitig aus dem Geschäft aussteigen wird das Doppelte der Vorauszahlung zurückgezahlt.

Der zweite und endgültige Schritt ist die sogenannte “escritura”, der eigentliche Überschreibung des Objektes auf den neuen Besitzer durch den Notar, nachdem alle Papiere ausgestellt worden sind und die Zahlung des gesamten Kaufpreises geleistet wurde. Sie werden die Escritura während des Notarbesuchs persönlich unterschreiben oder Sie erhalten die Escritura und unser Vertreter wird sie für Sie vor Unterschriftsetzung übersetzen.

Für diese Überschreibung brauchen Sie folgende Unterlagen:

• Einen gültigen Reisepass oder Personalausweis
• Die Einwohneranmeldung ; mit dem Vorvertrag bekommen Sie diese problemlos im Rathaus beim Einwohnermeldeamt auf die Adresse Ihres neuen Besitzes
• Porugiesische Steuernummer; sie erhalten diese im Rathaus beim Finanzbüro nach der Anmeldung
• Ein Bankkonto in Eurowährung

Alle Kosten des Kaufprozesses trägt der Käufer, als da sind:

• Grundstücksteuer IMT (Imposto Municipal de Transmissões onores de Imóveis)
• Notar- und Überschreibungsgebühren
• Grundstückseinschreibungsgebühr
• Sonstige Kosten

Im Durchschnitt belaufen sich diese Kosten auf nicht mehr als 500 Euro
